ASSOCIATION ROLL Every association must prepare and keep an association roll. The roll contains entries for each lot, entries for the association’s common property and the association in general. Entries must include the name and Australian address of current owner/s, each association development lot and each subsidiary scheme.
OUR REPORT We collect relative information from the association roll as well as check it for compliance.
OUTCOMES What if the Association Roll is not available or appears not to be up to date? In most cases at the time of an inspection the association rolls are current and information obtained, as included in our report, are correct. However, there may be times when some information is not included in the roll. Our inspectors are able to obtain most information from other sources (eg Insurances, lot entitlements) and will also enquire with the Strata Manager/Secretary to obtain any missing relevant information. Non compliant association rolls. An incomplete strata roll is usually a result of the manager/secretary not keeping records in terms of legislation and should not be the only reason why a purchaser would not buy into the association.
